Common commercial management questions.
Clear answers to several of the lease and tenancy matters owners commonly encounter.
How do rent reviews work?
Commercial leases commonly include annual rent reviews. The four main forms are CPI, fixed or set percentage reviews, market reviews and new-term reviews.
Missing a review can negatively affect income and property value. Timing also matters: if an option is not exercised correctly, a new-term review may become relevant. The right approach depends on the lease and your investment strategy.
What are lease options?
A commercial lease may give the tenant the right to stay for a further term after the initial term. The option must generally be exercised within the timing and conditions set out in the lease. We monitor those dates and can discuss whether our in-house lease-extension documents are suitable.
What if my tenant is not paying?
A fast arrears follow-up process is essential. We monitor the position, communicate with the tenant and keep the owner informed. Where instructed and appropriate, we can issue a valid Notice to Remedy Breach and coordinate further enforcement steps. The priority is to protect the investment before arrears exceed the security held.
Is electronic signing valid?
Yes. We use DocuSign to provide a secure electronic-signing process for property documents. It saves time, creates a clear record and supports faster completion.
Where does the bond go?
Unlike residential property, a commercial bond may be held directly by the landlord. Many owners instead elect to have it held in our trust account. We can explain the practical implications and document the agreed arrangement.
