Active Market, Sharper Pressure Points

The local commercial property market is still active, but the detail is becoming more important.

Industrial remains the strongest asset class in our market, sales enquiry is still present, and asset management is becoming increasingly important as tenants reassess costs, space requirements and future commitments.

Industrial Remains Strong, but Tenants are more Selective

Industrial is still where we are seeing the most consistent activity.

Well-presented, functional stock continues to attract enquiry, particularly where the pricing, access, parking, loading and overall usability make sense.

The difference now is that newer industrial stock is creating more competition. Tenants have more to compare against, and that is putting pressure on some older sheds that may not present as well or offer the same level of amenity.

Industrial is still strong, but the market is not automatic. Strategy, presentation and pricing matter.

Sales Enquiry is Still There

Sales remain active, especially for industrial property.

Buyer demand is still present, but buyers are also pricing risk more carefully. Industrial assets are still easier for many buyers to understand because the income, use and underlying land value are generally clearer.

Office remains more difficult. We are seeing enquiries, but buyers are more cautious and usually need the yield to properly reflect the perceived risk.

Tenants are reassessing their space

One of the more noticeable pressure points this month is tenants reassessing how much commercial space they really need.

That is showing up in a few ways. Some tenants are asking to break or surrender leases early. Others are reaching the end of their lease term and choosing not to renew. Some businesses with multiple locations are pulling back one site, and some trade or service-based businesses are retreating back to home-based operations to reduce overheads.

That does not mean demand has disappeared. It means some occupiers are looking more closely at rent, outgoings, staffing, fuel, finance costs and general business conditions before committing to another term.

For landlords, early visibility is important. A tenant who raises an issue early gives the landlord more options than one who stops paying, abandons the premises, or leaves the conversation until the last minute.

Asset Management Matters When the Market
Gets Less Straightforward

This is where active asset management becomes important.

Lease renewals, rent reviews, tenant communication, arrears monitoring and make-good obligations all need to be managed carefully. When tenants are under pressure, landlords need clear advice, good communication and a strategy that protects the asset.
